Don't be afraid to ask the following questions (and more) from the various builders you are interviewing. The buyer/builder relationship covers an extended time frame and you deserve to know how contracts, change orders, communication, etc. will be handled by the builder you select. Every builder has different philosophies and every buyer has different needs and wants. Give yourself the best shot at confidence and satisfaction with your builder!

   What's Your Property Worth?

1.      How many homes do you usually build in one year?

2.      How many homes have you contracted to build in the last 90 days?

3.      How many homes do you generally build in my price range?

4.      How many homes have you built in the subdivision/area I am interested in building in?

5.      How many years of general contracting/building experience do you have?

6.      Who else is employed by you? (Superintendent, subcontractors, etc.)

7.      How long have each of those people worked for you?

8.      Are you currently working on any special homes, i.e. - new model, Parade of Homes entry, etc.?

9.      What new projects have you planned to start the next year?

10.   Who will I be communicating with?

11.   How often will I be communicating/meeting with that person?

12.   Will we be meeting at the home I am building or at your office?

13.   If I have a problem with the assigned contact person (if not the builder) whom do I contact?

14.   How many of the homes you built last year were completed on time?

15.   What recourse do I have for a home that is not finished on time?

16.   Do you offer fixed price contracts or a cost-plus option?

17.   What do you require as a deposit at time of contract?

18.   What other payments must I make during the building process, if any?

19.   Do you allow change orders during the building process?

20.   How do you charge for changes that occur during the building process?

21.   What design studio(s) do you use for hard surfaces, plumbing, lighting, etc.? 

22.   What design choices am I allowed to make?

23.   Do you have recent references I can contact for information about their experience?

24.   Are your homes energy certified?

25.  Do you use a specific "green building" check list?

26.  What specific features will save on my energy costs?

To save time and money...Please keep in mind that utilizing the knowledge of a Realtor experienced in new construction can be a valuable asset when you start considering the building process. The vast majority of builders have included paying a realtor in their fixed costs so it won't cost extra for you to have a Realtor assist you with this process. Interview at least three experienced agents and choose the agent who's area of knowledge matches your criteria, whom you feel comfortable talking with, and who can provide references from previous clients.
